Benefits of using buyer’s agents

Hello there! So you’re thinking about buying a home and want to find someone to represent you in the process. That’s great. I also think it’s smart in the Boston/Newton market.

Having representation is important and also being able to lean into someone who doesn’t have an emotional stake in the purchase and who can give critical advice without bias will serve you well in buying a home. That person should be a fiduciary for you through the process.  Of course the agent should know the community – that goes without saying. The agent should be technologically savvy, have time to serve you and know how to access data on the fly as it relates to homes and also the community.  

  • Find the right property. After determining what clients are looking for and what they can afford, the agent will schedule appointments to tour homes that fit the bill. The agent can also explain the ins and outs of various properties and neighborhoods to help buyers decide which home is right for them by explaining the pros and cons of various options.
  • Negotiate the offer. The buyer’s agent will advise clients on an appropriate price to offer and present it to the seller’s agent. This is where the agent’s experience in negotiating deals can save you money and help you avoid pitfalls like a fixer-upper that’s more trouble than it’s worth.
  • Recommend other professionals. A buyer’s agent should also be able to refer you to reliable mortgage brokers, real estate attorneys, home inspectors, movers, and more. This can also help expedite each step of the process and move you to a successful sale all the faster.
  • Help overcome setbacks. If the home inspection or appraisal brings new issues to light, a buyer’s agent can advise you on how to proceed, and then act as a buffer between you and the sellers or their agent. If negotiations become heated or hostile, it’s extremely helpful to have an experienced professional keeping calm and offering productive solutions.

FACT: Sometimes you’ll hear people suggest that you’ll get a better deal on a house without a buyer’s agent and 99.9% that’s just not true. If the seller is using a realtor to sell the home, the fee for the buyers agent is baked in. If you come without a buyer’s agent, the homeowner does get more of the profit in the sale as a result.

So what sets me apart? I grew up in Wellesley and am raising my kids here in Newton. I also expect you were referred to me by someone you trust. That speaks volumes. At the moment almost all of my business is by referral. I expect our common friend would not steer you wrong.  What I always tell prospective clients is that they should work with who feels right in the gut. As the KEY aspect to this relationship/transaction being successful is our ability to communicate well and your trust in me as a person and a professional. If that falls through the deal will not go nearly as smoothly. And I have an excellent ability to communicate and also to build and maintain trust. I am easy going, easy to get along with, honest and truly enjoy my job. I find it so satisfying serving Buyers and really love the final result when Buyers move into their new home. It brings me joy.

Finally I would say my strategies and my ability to execute a deal and win bidding wars is my most compelling argument for why you should hire me over an alternative. I have had huge success winning homes for Buyers with techniques I have honed over the last number of years. I consider it an art.
