Yesterday I consulted two sellers. 1 in in Newton Lower Falls and 1 in the Washington Square section of Brookline, right off Beacon Street. In each situation, I presented the values of their home. To determine market value, I prepare by spending about 1 hour researching the house, examining it and comparing it to comparable homes that have sold in the neighborhood within the last 6 months.
Much to my delight, I found that the best comps – which were also the highest priced comparable houses in each situation…. were sold by me! In each situation I realized that the sale prices of my previous sales and price per square foot that I was able to get for those past clients far surpassed the others….
Not only did this give my new prospective sellers confidence in me, but in fact, my previous sales significantly increased the values of these new listings.
How about that!
