This past week I submitted an offer on a townhouse in Watertown for a Buyer client. My Buyers were VERY competitive with their offer and stood tall at my recommendation. They pulled out all the stops…. but simply could not compete financially. Unfortunately, they lost the bidding war as there were 17 offers total on the property. That’s 17 not 7. Now realize this place was fairly standard type of condo…. no bells and whistles and it was priced correctly from the beginning. So those 17 offers were likely OVER asking price.
That being said it is very clear to me that Buyers are out in droves, paying attention to the market and ready to buy in the western suburbs. So if you know ANYONE that is thinking of listing their home or waiting until spring, I would recommend that they not wait and list the property NOW. My Buyers need more inventory!
